Our Floorplans

Here are the plans/floorplans for our Waldorf 48.

When we sat with the various people involved at Porter Davis I would ask about the different floorplan and plan changes that are in the display vs the master plans. The significant changes are easy to notice like garage extensions but from the inside of display homes it's not always easy to spot smaller changes like living room extensions, plumbing void moves, balustrade instead of walls and so on. Our tender presenter was very good at going through everything with a fine tooth comb and we had taken heaps of photos of the display home both inside and out for reference. Below are the list of floorplan/construction changes from obvious to not so obvious.


Lower Level
  • 2 meters extension to the garage with rear roller door and front window 
  • Drying room option in the laundry
  • Linen cupboard in the laundry
  • Bench in laundry (garage wall end)
  • Extended bulkhead around theatre ceiling
  • Moved triple stacker door to living rear wall
  • Added sliding door to dining space
  • Changed kitchen bench to galley instead of 'L' Shape
  • Added under stair access door in pantry (not on plans)

Upper Level
  • Changed bedroom 3 & 4 ensuites to Jack & Jill bathroom
  • Added door to bedroom WIR's and ensuite.
  • Added double door to master ensuite
  • Added corner timber post option to bedroom 2 & 4 windows
  • Moved linen cupboard doors to center wall space
  • Added balustrade to full extend of stair void instead of plastered wall.
  • Moved plumbing void to inside bedroom 4 to allow straight wall in rumpus room (not on plans)
  • Removed window to wall in stairs walkway (overlooking garage roof)

Elevation A & B

There were a few changes to the façade with the main one being the render location. The pillars and parapet are exposed brickwork and the house building façade is rendered as opposed to base plans that have the pillars rendered. The left and right parapet were also aligned height wise because the base plans have them offset and it looked odd. In our build we also have a deepened edge beam (visable on the non garage side of our house). This will be back filled with the retaining wall and landscape works post hand over. Elevation B shows the privacy screening we had to have due to overlooking regulations. Again our tender presenter ensured all of our windows aligned correctly because they are not aligned on the base plan with some higher set than others.

Elevation C & D

There isn't much changed here.  We have the other section of the privacy screen on the terrace and also long narrow windows in the theatre that can be seen on these elevations.
